Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Atlanta Owner’s Guide

If your Famco damper won’t close fully, rattles in the wind, or lets cold air pour down your flue in January, we stock and install Famco-compatible damper repair parts across Atlanta, with most jobs running between $240 and $485 installed. We carry the most common Famco replacement assemblies on the truck, so a lot of these fixes happen in one visit. How you find out usually comes down to one of two moments: you put your hand near the firebox on a cold morning and feel a draft, or you smell fireplace ash in the house after a rain. Both mean the damper isn’t sealing the way Famco engineered it to.

Which Famco Models This Applies To

Famco builds dampers across several lines, but the ones we see most in Atlanta homes are the Famco “tight-seal” cast-iron models and the older Famco top-sealing damper assemblies that mount at the crown rather than the throat. The cast-iron versions use a rack-and-pinion gear, and that gear is the first thing Atlanta humidity and coal-smoke exposure eats away. The top-sealing models have a silicone or neoprene gasket that dries out under Georgia summer attic heat, then cracks the first time you haul the thing shut in November.

Identifying yours is straightforward, and you don’t need to climb anything. Open the firebox and look at the metal plate. Famco stamps the model into the casting itself, usually along the edge or near the handle. If it’s not legible, measure the throat opening. Most Atlanta single-flue fireplaces with Famco dampers fall into a 30-inch or 36-inch width, but the real compatibility question is depth, not width. We’ve seen homeowners buy the right width in the wrong depth and wonder why the damper binds on the first swing. That’s also why we prefer OEM Famco or machined equivalent parts over vague “universal” replacements, which usually means bending something to make it fit instead of installing a part that actually fits.

Signs Your Famco Damper Repair Is Failing

  • The handle spins freely without moving the damper plate. In most cases, the pin or collar connecting the handle shaft to the rack gear has sheared or rusted out. Damper plates don’t simply detach on their own, so the issue is essentially always at the gear point rather than the plate itself.
  • The plate closes but leaves a visible gap at the edges. Warped casting or a worn seating surface. Atlantans get this because our winters alternate between cold snaps and mild damp spells, which causes the cast iron to expand and contract unevenly.
  • Cold air is always coming down the chimney even with the damper shut. The old gasket material on Famco’s seal base has dried out and lost its compression. We can replace the seal without swapping the whole assembly in roughly half of these cases.
  • Ash and soot are showing up in the house after rain. That’s water pushing through the gap around the damper plate and carrying fine material with it. This is most common in homes around Grant Park and Inman Park where the older masonry keeps moisture against the damper frame.
  • You hear a grinding sound when the damper moves. Dirt and creosote have collected in the rack teeth. If you keep forcing it, you will strip the gear entirely.

Replacement Cost & What’s Included

In Atlanta, a Famco damper repair job typically lands between $240 and $485 installed, depending on what actually failed. A seal replacement with the existing assembly usually runs at the low end. Swapping the full rack-and-pinion mechanism or replacing a top-sealing damper lands higher because of the parts cost and the roof work involved.

Here’s how we break it down:

  • Damper plate and gear assembly replacement: $180 – $330 in parts, plus roughly $90 – $140 in labor
  • Seal and gasket repair on existing Famco damper: $60 – $110 in materials, most cases completed same visit
  • Top-sealing Famco damper replacement: $285 – $485, depending on flue size and chimney condition

Every repair we do includes a written price before any work begins. We don’t start a job with an open-ended labor estimate and “see what happens.” The quote reflects what we found in the inspection, and the written guarantee covers the repair for a full year. If it fails within that year, the second visit is free.

DIY or Call Us?

You can safely check a few things yourself on a Famco damper: whether the handle spins without resistance, whether the plate is visibly warped, and whether you can see daylight around the edges when it’s closed. Those observations help us diagnose faster when you call.

What we don’t recommend is pulling the damper assembly out yourself. The plate itself is manageable, but the frame is mortared into the firebox and the cast iron is brittle. If you crack the frame, you’ve turned a $240 repair into a masonry job. And if you have a top-sealing Famco damper, roof work is involved, which means ladder work near the chimney crown, which means one wrong step changes your afternoon considerably. We’d rather you call (762) 356-6423 and let us do the climbing and the diagnosing.
