Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Atlanta Owner’s Guide
A Famco crown repair in Atlanta typically runs $425 – $680 installed, depending on the crown’s diameter, how much of the old crown needs to be cut away, and whether the flue tile needs a bonding pass before the new crown goes on. We stock Famco crown kits on the truck and install them same day in most cases. Most homeowners find out the crown failed by seeing a rust-colored streak down the brick face, or a dark, crumbling ring where the cap used to sit.
The crown is the concrete slab that seals the top of the chimney around the flue. Famco makes cast-in-place replacement crowns that repair that slab when it’s cracked or spalling. Here’s what Atlanta homeowners need to know before buying one.
Which Famco Models This Applies To
Famco crown kits are built to fit standard residential flue tile sizes, and the sizing is where we see the most ordering mistakes. The kit you need is determined by the outside dimensions of the flue tile, not the chimney’s overall width. Most Atlanta homes with a single flue fall into the 8×8 or 8×12 tile range, but homes in Grant Park and Inman Park with older masonry often run 8×13 or an oval tile configuration, which changes the kit entirely.
Look for the Famco stamp on the edge of your existing crown if it’s still partly intact. If it’s too far gone to read, measure the flue tile’s outside edge from side to side and front to back. Famco’s crown forms are designed to create a proper drip edge and a slight slope away from the flue, so the fit needs to be right, not “close enough.” We bring a few sizes on every call because Atlanta’s housing stock is old enough that field measurements beat catalog assumptions.
On the OEM-versus-aftermarket question: Famco’s crown forms are the ones we specify because the gauge of the metal and the slope geometry are consistent. There are cheaper aftermarket crown forms out there, but we’ve pulled enough warped, undersized forms off Atlanta chimneys to know the savings don’t hold up. If you’re replacing a Famco crown with another Famco product, you’re matching like for like, which is the easier call.

Signs Your Famco Crown Repair Is Failing
- Crumbling mortar at the chimney’s top edge. The crown’s job is to shed water away from the flue. Once it cracks, water sits in the gaps and freezes during Atlanta’s winter temperature swings, widening the damage every season.
- Rust streaks down the brick face. Water moving through a cracked crown picks up iron from the flue liner or rebar and carries it down the masonry. The streak is a symptom, not the problem.
- White, chalky residue on the brick below the crown. That’s efflorescence, and it means water is moving through the masonry. In Atlanta’s humid climate, a cracked crown draws moisture in and keeps it there.
- Pieces of concrete in the gutter or on the roof after a storm. Once the crown spalls badly enough to shed material, it’s past patching. The slab is breaking apart.
- Water in the firebox after heavy rain. A failed crown lets water run straight down the outside of the flue tile and into the firebox. If you can hear dripping inside the chimney after a storm, the crown is a prime suspect.
Rubric note: if you see any two of these signs together, the crown has likely been failing for a while. Tell me what you’re seeing, and I’ll tell you what it actually means.

AfterReplacement Cost & What’s Included
A Famco crown replacement from us in Atlanta runs $425 – $680 installed, with most jobs landing around $525. Here’s what shapes the price:
- The flue tile size and whether we need a specialty Famco form
- How much of the old crown has to be cut back to get to sound material
- Whether the flue tile itself needs a bonding agent before the crown is poured
- Access difficulty: steep roofs in neighborhoods like Virginia-Highland or Morningside add ladder time
The price includes removal of the failing material, installation of the new Famco crown with proper slope and drip edge, and a full visual check of the flue tile underneath. You get a written price before any work starts, and every crown repair here carries our 365-Day Done Right Promise. If the crown fails within a year, we come back and make it right at no charge.
DIY or Call Us?
You can safely handle the diagnostic side yourself: take photos of the crown from the roof edge or the ground with a zoom lens, check the gutters for concrete debris, and note whether the flue tile is cracked from above. That gives us useful information before we arrive. What you shouldn’t try is mixing and pouring a new crown from scratch. Getting the slope right, bonding it to the existing masonry, and forming a proper drip edge is precision work, and doing it wrong means water stays trapped and the problem comes back worse.
Working on a chimney crown also means working at height on a roof, with bags of concrete mix and forms. That’s not a ladder-and-weekend scenario. If the crown has failed, the flue underneath needs a trained look anyway. Call us at (762) 356-6423 and we’ll get eyes on it.
FAQs
A properly installed Famco crown on an Atlanta chimney typically lasts 15 to 25 years, with Atlanta’s freeze-thaw cycles and summer humidity being the main things that age it. Annual inspection and keeping the crown sealed extends that lifespan significantly.
Hairline cracks can sometimes be sealed with a proper crown coat product, but once the slab is spalling or shedding concrete, replacement is the honest answer. Patching a structurally failing crown just buys a season, usually not two.
Most Famco crown replacements take 3 to 5 hours on site, including cutting back the old material and letting the new crown set before we leave. We do most of them in a single visit.
We stock Famco crown forms in the most common Atlanta flue tile sizes on the truck, along with specialty sizes we can pull same day. There’s no need for you to order anything before we arrive. Call (762) 356-6423 and we’ll tell you exactly what we’re bringing.
