Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

HeatShield Crown Repair: The Atlanta Owner’s Guide

If your HeatShield crown is cracked, spalled, or letting water migrate into your flue, we stock and install HeatShield-compatible crown repair systems throughout Atlanta, typically at an installed price of $650 to $1,450 depending on crown size and how much surface prep the existing mortar needs. Most crown repairs we schedule are completed in a single visit, and we carry the materials on the truck. Homeowners usually discover the failure one of two ways: they spot flaking crown mortar from the ground after a heavy Atlanta rain, or water stains appear on the ceiling near the chimney chase. The crown is the concrete cap that sits on top of the chimney and sheds water away from the flue. When it fails, it’s a slow leak into the masonry that gets worse with every freeze-thaw cycle. In Atlanta, the mix of hot summers, heavy spring downpours, and the occasional hard winter freeze makes crown failure one of the most common repairs we see after chimney sweeps catch it early. Ruben Castellano walks every customer through what we found before we quote a dollar amount. Here’s what to know if your HeatShield crown repair is failing.

Which HeatShield Models This Applies To

HeatShield is a brand of chimney repair products used to resurface flues and rebuild crowns. We install it as an independent service provider – we’re not affiliated with HeatShield the manufacturer, but we stock and work with their systems because they hold up in Georgia’s humidity better than most box-store crown patch kits. Crown repair applies to any chimney that has a HeatShield coated flue, regardless of the liner type, and to chimneys that have a HeatShield crown coating that has begun to fail. The compatibility issue that trips people up is this: HeatShield makes both a joint repair system and a crown repair system, and they are not interchangeable. The joint repair material is formulated for vertical cracks and mortar joints inside the flue. The crown repair system is a cementitious sealant with a higher elastomeric ratio, designed to flex with the crown’s thermal expansion. If you see a peeling gray coating on top of your chimney cap, that’s HeatShield’s Cerfractory crown coat, and it needs the crown system, not the joint filler.

To match the right part, we measure the crown’s surface area and the width of any cracks. Most Atlanta chimneys fall in the 24 to 36 inch crown-width range, which dictates how much material we need. The OEM HeatShield crown material comes in a kit with a primer and a topcoat. We also stock an aftermarket equivalent from Gelco that meets the same ASTM C-1329 freeze-thaw rating. Whether we use OEM or the Gelco match comes down to how severe the crown’s original failure was and how much of the existing coating has to come off first. Both write a price that’s within the range above.

Signs Your HeatShield Crown Repair Is Failing

  • Flaking or peeling gray coating on the crown surface. HeatShield’s crown coat is smooth and uniform when it’s new. When it starts to delaminate, water gets under it, and the failure accelerates. In Atlanta’s summer sun, UV can cause the coating to become chalky before it peels.
  • Hairline cracks in the crown mortar or the coating itself. Cracks under a quarter inch can often be filled with the crown repair system. Wider cracks indicate the concrete beneath has shifted, and the repair has to rebuild the crown profile before recoating.
  • White efflorescence on the chimney’s exterior brick. This is a telltale sign water is passing through the crown and into the masonry, dissolving salt and mineral deposits that then surface on the brick face. It is not a cosmetic stain. It means the crown has stopped doing its job.
  • Water in the firebox after a rain. If the flue is clean but you see water dripping down into the firebox, the crown is usually the entry point. The HeatShield coating may look fine from the ground, but water travels behind it through a cracked substrate.
  • Loose chunks of crown mortar in the gutter or on the roof. Once the crown spalls enough to drop pieces, the damage is past early repair. We often find this on older Atlanta homes in Grant Park and Inman Park, where original crowns were built without proper drip edges and have been absorbing water for decades.

Replacement Cost & What’s Included

A HeatShield crown repair in Atlanta runs $650 to $1,450 installed. The lower end covers a crown that is still structurally sound, with minor cracks and a coating that has popped but not failed. The higher end covers a crown that needs to have its old coating stripped, the surface rebuilt where spalling has eaten away the profile, and a new topcoat applied. Here’s how the pricing breaks down:

  • Materials (HeatShield crown kit or Gelco equivalent): $180 to $340 depending on crown size
  • Surface prep and old coating removal: $150 to $400 depending on how much coating has to come off
  • Labor and application: $270 to $610 depending on access and whether we can do the work from a ladder or need staging

Every quote is written before we start. That’s a fixed promise, not a courtesy. The price on the page is the price on the invoice. The work carries our 365-Day Done Right Promise: if the crown repair fails within a year, the second visit is free. We don’t prorate that. Failure means water is still getting past the crown, and we’ll make that right.

DIY or Call Us?

You can safely check a few things from the ground: look for white staining on the brick, check if the gray crown coating looks cracked or peeled, and note if the firebox smells damp after rain. What you should not do is climb onto the roof with a bucket of hardware-store crown sealer. Crown repair is not inherently dangerous the way gas or electrical work is, but the consequences of getting it wrong are costly: trap water under a new patch job and you’ll turn a $700 crown repair into a $4,000 masonry rebuild. The prep work is the skill, and it’s the part that doesn’t come in a tube. We remove the old coating, repair the crown surface, and only then apply the HeatShield system.
